§ 02 / THE T/BUILD APPROACH

From council approval to the last coat.

Extensions are complicated — you're tying into an existing structure, managing council approvals, and coordinating design with buildability. We handle all of it under one contract: design, engineering, approvals, construction.

  • Design & council approvals in-house
  • Structural engineering managed for you
  • Fixed price locked before construction
  • All trades on payroll
  • Heritage-compliant construction
  • 7-year structural warranty
§ 03 / WHAT WE BUILD

Every type of extension.

Rear extensions, second storeys, granny flats, and conversions — all across NSW.

REAR EXTENSIONS

Rear Extensions

The most common extension — extend the rear of your home to create larger kitchen, living, and dining. Usually CDC-eligible, often completed in 8–12 weeks.

Ground floor Open-plan living Bi-fold connection CDC or DA
SECOND-STOREY ADDITIONS

Second-Storey Additions

Add a full or partial upper level — bedrooms, bathrooms, or a parents' retreat. We manage the structural engineering and council submission in full.

Full second storey Partial pop-top Structural engineering Heritage-aware
GRANNY FLATS

Granny Flats

A self-contained dwelling on your property — for secondary income, family accommodation, or resale value. Usually SEPP-compliant and CDC-eligible.

Up to 60m² Self-contained SEPP compliant Rental income ready
§ 04 / COUNCIL & APPROVALS

We manage council. You manage coffee.

Most extensions need either a Development Application (DA) or a Complying Development Certificate (CDC). We assess which route is faster and cheaper for your site, prepare all documentation, and manage the council or certifier process for you.

  • CDC assessed where eligible — approvals in 3–6 weeks
  • DA managed through council where required
  • Architectural plans prepared in-house
  • Structural engineering coordinated end-to-end
  • Heritage DCP compliance managed
  • No extra charge for approvals management

§ 08 / FAQ

Extensions, answered.

The questions we get asked most about extensions and additions in NSW.

Q. Do I need council approval for an extension?
Usually yes — either a CDC (Complying Development Certificate) or a DA (Development Application). We assess which route is appropriate for your site and manage the submission for you.
Q. How long do approvals take?
A CDC typically takes 3–6 weeks. A DA through council can take 3–6 months. We will tell you upfront which pathway is right for your site and build that into the programme.
Q. Can you match the existing materials on my home?
Yes — we take samples, source matching brickwork, cladding, and roofing, and document the approach in the contract before building starts. Heritage properties get additional care on material matching.
Q. What is the maximum size for a granny flat?
Under the NSW SEPP, granny flats can be up to 60m². The block must be at least 450m². We assess your site at the first meeting and confirm eligibility before you spend anything.
Q. Can you build an extension on a heritage property?
Yes — extensions on heritage-listed or heritage-affected properties are possible. We manage the Heritage DCP submission and design the extension to be sympathetic to the existing character.
Q. Can I stay in the house while the extension is built?
Usually yes for ground-floor extensions — we seal off the work area and minimise disruption. Second-storey additions sometimes require a short period of relocation. We advise you clearly upfront.
