Q. What is a Bushfire Attack Level (BAL) rating and do I need one?
A BAL rating assesses bushfire risk and dictates construction requirements — materials, window glazing, sub-floor vents, and gaps in cladding. Many Northern Beaches properties have a BAL rating. We arrange the BAL assessment and design and build to the required standard as part of our service.
Q. What is SEPP 65 and does it apply to my property?
SEPP 65 applies to residential flat buildings of 3+ storeys. For most Northern Beaches homeowners building houses or renovating, it doesn't directly apply. However, coastal design provisions in the Northern Beaches Council DCP do shape setbacks and design for all properties near the coast.
Q. Are there flooding or overland flow setbacks on the Northern Beaches?
Yes — many Northern Beaches properties are subject to flooding or overland flow constraints, particularly near creeks, lagoons, and low-lying areas. We check your lot against council flood maps before design begins and ensure all works comply with setback requirements.
Q. What building materials are best for coastal Northern Beaches homes?
For coastal environments, we specify stainless steel fixings, powder-coated or anodised aluminium joinery, fibre cement cladding where appropriate, and marine-grade timber finishes. All products are chosen for durability in salt-air conditions.
Q. Does Northern Beaches Council approve extensions easily?
Northern Beaches Council has a comprehensive DCP and generally requires a DA for most extensions. Many smaller works qualify for CDC. Approval timescales vary — DAs typically take 40–70 days, CDCs 10–20 days. We manage submissions either way.
